Rental Terms
Validity
The rental contract is binding for both parties. Within 3 business days of booking the holiday home, the tenant will receive the rental contract, which also serves as an invoice. The contract is confirmation of the agreement and takes effect when the landlord has received the signed contract from the tenant, which must be done within 2 days of receipt. Upon receiving the contract, it is the tenants responsibility to ensure that the rental period and financial terms are correctly stated.
Payment of Rent & deposit
Payment is due no later than 5 business days after the contract is sent and before the rental begins. If payment deadlines are not met, the landlord reserves the right to cancel the rental without further notice.
Deposit
A deposit of DKK 500 is required to cover key return, utility costs, damages, or incomplete/missing final cleaning. The deposit minus any deductions for consumption will be refunded within 2 weeks after the rental period via MobilePay unless otherwise agreed.
Equipment
The holiday home is equipped with duvets, pillows, tableware, cutlery, and kitchen utensils for 6 people. The tenant must bring their own bed linen, towels, dishcloths, toilet paper, kitchen roll, and dishwasher detergent.
General Conditions
A maximum of 6 people may stay overnight. No tents, caravans, or similar are allowed without prior agreement. Pets are only allowed if agreed in advance. The landlord is not responsible for insects or animals (mosquitoes, ants, mice, rats, wasps, etc.) inside or around the house. In case of force majeure (war, strike, fire, natural disaster, etc.), the landlord can cancel the contract without notice. The landlord can also terminate the rental without notice if the tenant mistreats the house, disturbs neighbors, or fails to fulfill their obligations. Further compensation beyond rent and deposit may be required if damages occur.
Check-in/Check-out
Check-in and check-out times are stated in the contract. Keys are provided via a key box at the holiday home or as otherwise agreed.
Cancellation
If the holiday home is canceled less than 8 weeks before the rental, the tenant must pay the full rent. If the house is re-rented, the paid rent is refunded minus a DKK 1,500 fee. A cancellation fee of DKK 200 applies regardless of the cancellation timing.
Cleaning
The tenant must keep the house clean during the stay. Final cleaning is the tenants responsibility unless otherwise agreed. The house must be left clean, tidy, and with all dishes washed. If cleaning is inadequate, the landlord will deduct cleaning costs from the deposit.
Heating & Utilities
The house is heated with an A+ heat pump, which the landlord controls remotely. It is set to 20-24°C during the rental period unless changed upon request. Electricity is charged at DKK 4.90 per kWh. Water costs DKK 25 per night but is included in this rental period.
Complaints
During the rental period, the tenant is responsible for the house and its inventory. Any damage must be reported immediately. If the house is not clean upon arrival, the tenant must notify the landlord within 24 hours.
Insurance
The holiday home is insured against fire. However, no liability insurance is provided for the tenants belongings or personal injuries.
Other Terms
Unless otherwise agreed, water must be turned off at the main valve, and electricity to the TV, boiler, fridge, and heating must be switched off before departure. The fridge and dishwasher should be left open to prevent moisture buildup. The annex is not available unless agreed upon. A Weber charcoal grill is available but must be cleaned after use.
